DSA Electrical were contracted by Babergh District Council in April 2019 to undertake a one year contract to carry out repairs, upgrades and rewires to 100 social housing properties.

The Challenge

Although the contract is for a relatively small number of properties, the contract has presented a number of challenges. The properties are widely spread across a rural area with sometimes 20 miles between properties. The property types vary from bungalows and 2 bed flats to 4 bed houses. The biggest challenge has been carrying out intrusive works in occupied properties where the majority of residents are either elderly, vulnerable or have a variety of physical and mental health issues. Many are apprehensive about allowing strangers into their homes to carry out work, so gaining access is occasionally challenging.

The Solution

Careful work force planning has been required to ensure the contract remains on programme. Sensitive liaison between our Resident Liaison team has been vital to ensure that residents are kept fully informed, carers are notified where necessary and any fears or questions are addressed thoroughly. Our Resident Liaison team are trained in Customer Service Management and Equality & Diversity. Our fully qualified engineers are highly experienced in working in occupied properties, DBS checked and trained in Equality & Diversity. Our Planner software details any health or safeguarding issues our engineers need to be aware of so they can arrive at appointments fully able to address residents’ needs.

The Outcome

The Babergh District Council contract is currently ongoing on schedule for completion as per the contract deadline with 100% resident satisfaction so far. The client has been pleased with DSA Electrical’s performance and partnership.
